An example of such a development is a client acquisition made quite recently.

Spoon became aware of a commercial property recently entered onto the market within a residential area. Initial enquiries with the owners were progressive, and our client’s offer was accepted after short negotiation by ourselves. We then worked closely with the client and acquired planning permission to demolish existing building and then to construct 18 two bed roomed, en-suite, apartments, with allocated parking for each. Some weeks later our local executive was approached by a land-owner who was interested in selling some land adjacent to this development. Our developer was contacted, site visit arranged and a deal struck to buy. Planning permission for a further twelve apartments was readily obtained. We have recently acquired a 3rd plot attached to the development that will produce a further 12 apartments. The developer has now requested that we market the first 18 properties. These have all been sold, prior to building, with deposits paid on all - within a month! The remainder of the properties will shortly be marketed by us on the client’s instruction.
