Spoon, with their skilled sourcing staff can guide you through your fresh purchase. With their extensive knowledge of the local area and cumulative years of experience they will provide you with a complete dossier showing the market value from estate agents, the purchase price and full listing of recommended refurbishment work, complete with costings.

In addition, we include a list of all current comparables for sale in the area, many of which have been viewed by Spoon staff. Where possible, we provide an outline of recommended refurbishments at these properties, thus providing the investor with a clear picture of the condition of similar properties in the immediate vicinity.

A personal visit with Spoon staff is advised around the time of completion of your sale. This would allow full discussion regarding the refurbishment work. With our experience of supervising similar work for both other investors and our own projects, we will be able to advise you on suitable, local contractors for any level and/or nature of refurbishment work without prejudice.

If you are unable to supervise the contractor yourself due to either time or distance constraints, Spoon will act as your project manager by liaising with your appointed contractor, visiting the site and then providing you with regular written reports. On satisfactory completion of the refurbishment Spoon could then arrange for valuations on the property followed by appropriate marketing if you wish.
