Prior to Purchase
Once you have agreed to purchase a Spoon recommended property, we can provide the following services to ease the purchase for you:
Passing your personal and solicitor’s details to the relevant estate agent (name, address, telephone and fax numbers);
Provide you with details on a suitable financial adviser (if you require it).
We can then go on to arrange, where required:
Building condition report; shale test report; damp and/or timber reports.
Upon Completion
We can arrange for collection of keys followed by delivery to your contractors or yourself.
Refurbishment / Rental Project Management
Spoon can provide for every individual property a complete management programme. Spoon staff will track and report, on a weekly basis, the progress of the refurbishment work to your property. Using this service saves your own valuable time, by reducing to a minimum the time you have to spend visiting your investment property during this initial period.
The weekly reports provided by Spoon during refurbishment are lodged onto our website in the secure “member’s section”. Here, we provide not only the retrospective report but also a projected work status for the following week, together with general comments and any project deviations. In addition, there is a 4 weekly report including photos (if applicable). Then, finally, a “completion” report at the conclusion of the work.
Additional Services
Resale / Rental Valuations
Spoon can arrange for valuations to be carried out for either requirement using their local knowledge and relationship with estate / letting agents. In doing so we would, automatically, negotiate an appropriate fee level for these services.
We can arrange to have your property-for-sale placed on homecentres.com, with which we have negotiated a preferential fee for our clients. If your property is a rental property, we can advise you on the most suitable letting agent for your requirements.
